I just bought an apartment and I am only refinishing the floors and repainting. Do I need the consent of the Board before I get started?Yes. All co-ops and condos require the apartment owner to get approval of any work that requires a third party to enter the apartment. Sometimes only an “insurance certificate” is required and sometimes the requirements of the building’s “alteration agreement” have to be complied with. Sneaking one by the Board is a favorite New York pasttime. If there is a resident manager who looks the other way after being sufficiently greased, you might get lucky and get your job done without the usual protocols. At the end of the day, you live with the people on the Board. There may come a time in the future when you need the Board’s help with a serious issue. Your attempt to pull a fast one, may be remembered at the worst possible time.
