The Offering Plan for my condo indicates that the apartment has a “lot line” window. Is that a problem? It could be. A “lot line window” is a window that is on a wall that is constructed on or close to the property line of the building. If a building is constructed on the adjacent parcel, the lot line window may have to be closed up, usually at the expense of the apartment owner. In the flurry of construction that took place in the mid section of the past decade, many new buildings were constructed on the property lines of the parcel thereby creating lot line windows. These windows usually appear in bathrooms or what the developer will call “home offices” or other spaces in the apartment that otherwise have sufficient light and ventilation for code purposes. Once you know your apartment has a lot line window, you must consider carefully whether you care if that window goes away at some indeterminate point in the future.
