Whenever you anticipate moving electrical service or plumbing in an apartment you are considering, it is important to inquire what the building’s policy is on such renovations. Because leaks are at the pandemic level in New York City, co-ops and condos are cautious about allowing a unit owner to move plumbing service. Many buildings have a rule that prohibits putting “wet” over “dry”. In other words, you can’t put plumbing (that is supplies for hot and cold water) in an area that does not have similar supplies for water in the apartment below. These rules are strictly enforced because of the havoc that a serious leak can cause to the apartments down stream. Remember, there are gatekeepers who review alteration plans very carefully before you redesign your McMansion. Make sure that your proposed dream apartment has a shot at reality.
