We did the walk through and the apartment was filthy. The contract required the apartment to be “broom clean”. Can we complain at the closing?Yes. Unfortunately, for some sellers, dirt is invisible. “Broom clean” means just that, free of all personal property, dust, debris, flotsam and jetsam. Most folks graciously leave the apartment as clean as possible for the new owners (which is a nice way of saying thanks for buying my apartment). Others can be a little earth piggy and don’t even clean out the refrigerator. When that happens, the buyer will usually get a credit at closing to pay for a good once over. The credit should be appropriate to the size of the apartment and the state of disarray. The brokers always know someone to call to make things tidy.
